Pointe Santo B26 Rental Contract/Rules

Fully equipped kitchen, living/dining room, screened-in lanai, primary bedroom and attached bathroom with double sinks and shower, secondary bedroom, secondary bathroom with tub. Cooking utensils, linens, bath towels, beach towels, washer/dryer, one designated parking space, and Dish TV provided.

All utilities (except for long-distance phone calls or careless or extremely excessive use of the condo’s energy supplies) are included.

The condo will be cleaned and disinfected prior to your arrival and after you depart. No other cleaning service is available during your rental period.

These items are provided: Bar soap (for sinks and showers), laundry detergent (2 loads), dishwasher detergent (2 loads), trash bags (4), paper towel roll (1), tissue boxes (2), and toilet paper rolls (4).

Pointe Santo
Renters may use facilities at Pointe Santo, following association rules and guidelines, including: beachfront, beach lounge chairs, pool, pool deck chairs, hot tub, grills, tennis courts, and volleyball court.

Each building, including B, has multiple sets of stairs and an elevator.

If you need to empty trash and recycling bins during your stay, use the Pointe Santo dumpsters located at the property entrances/exits.

Rental dates
Rentals are Saturday to Saturday. Check in is after 4:00 p.m. and check out is before 10:00 a.m.

Sorry, no early arrivals or late departures. Failure to leave by 10:00 a.m. on your departure day will result in a $250 fee to compensate cleaner’s time.

Condo entry
You will be emailed an electronic entry code a few days before your arrival date.

The condo cannot be occupied by more than 6 people. The primary renter must be at least 25 years old.

Rental Price/Payment

Refer to pointesanibel.com/#rates for weekly pricing.

50% of total rent due at time of booking via pointesanibel.com; remainder (50% of rent plus tax) due 30 days prior to arrival. We will send you a reminder letter and payment link.

After you book a reservation for Pointe Santo B26 and pay 50% of rent via pointesanibel.com, we will email you a confirmation letter, at which time your reservation is complete.

In the unfortunate case that the condo is out of order or inadvertently double booked, we will do our best to assist you in finding a comparable accommodation, and any amount paid to us will be refunded.

Cancelation/change policy
All cancellations and any requests for changes to your reservation (such changes to the dates or number of people) must be emailed to info@pointesanibel.com and requires written confirmation of approval.

  • If you cancel at least 60 days before arrival, you will receive a full refund on rent and sales tax, less credit card transaction fees of 2.9% + $.30.
  • If you cancel less than 60 days before arrival, you will not receive a refund; however, if another guest books those dates, you will receive a full refund on rent and sales tax, less credit card transaction fees of 2.9% + $.30.

No refunds will be given for late arrivals, reductions in number of people in your group, early departures, or your failure to show up.

Hurricane Policy
In the event of a hurricane during your stay, you may be required to vacate the premises as directed by the Pointe Santo Condominium Association and/or state and local officials, but you will only be charged for your number of days in the condo. Rent and sales tax, less credit card transaction fees of 2.9% + $.30, will be issued within 30 days for the number of unused days.

If B26, the Pointe Santo property, and/or the island are damaged by a hurricane and are inhabitable during your reservation time, rent and sales tax, less credit card transaction fees of 2.9% + $.30, will be issued within 30 days for the number of unused days.

No pets of any kind are allowed in the condo or anywhere on the Pointe Santo property. A pet or evidence of a pet found on premises will be cause for immediate eviction and forfeiture of entire rent.

Illegal substances, flammable fluids, and other explosives and other hazardous materials are not allowed in the condo.

Smoking is not allowed inside the condo, on the lanai, and most places on the property. Pointe Santo offers four designated smoking areas. Smoking outside of a designated area may result in a $500 fee.

Children are not allowed to play with the condo keypad/lock on the front door (to avoid draining the batteries).

You may only park your vehicle in the space designated for B26 and must visibly display a Pointe Santo parking permit (found in the condo). If you have an additional vehicle, you must get a parking permit at the Pointe Santo office located near the tennis courts.

Locked closets are reserved for the use of the condo owner and are not to be accessed by guests.

Do not rearrange or remove any items from the condo.

House parties of any kind are not allowed without advance request to info@pointesanibel.com and require written confirmation of approval.

Please be considerate and do not disturb other residents, particularly after 10:00 p.m.

Renters and guests swim at their own risk and are strongly encouraged not to swim alone.

We make every effort to keep the condo and its contents in excellent condition. In case of a maintenance problem, we will strive to repair the problem as soon as possible. Please report any problems or damage to us immediately at info@pointesanibel.com or 612-314-6880. Entry into the condo may be necessary to make repairs.

You agree to pay us the cleaning and/or replacement costs for any damages caused by you or members of your group during your stay, excluding normal wear and tear.

Book the same week/s next year
If you'd like to book the condo for the same week/s next year, call us during the first week of your stay so we can reserve the dates before the online calendar automatically opens to others.

Checkout procedures
Please leave the condo in the same condition as when you arrived, and do the following before you leave:

  • Put dirty dishes in the dishwasher and start it.
  • Put used beach towels in the washing machine and start it (you do not need to wash bath towels, kitchen towels, or bed linens).
  • Take trash and recycling to the dumpsters near the entrance/exit.
  • Lock the condo.
